Rising Damp Surveys

Rising damp is often misunderstood and misdiagnosed. As independent Chartered Building Surveyors, we provide clear, evidence-based surveys to confirm whether rising damp is present — or whether another form of moisture ingress is to blame. Our impartial reports protect you from unnecessary or ineffective treatments.

Typical signs of rising damp include:

  • Damp patches limited to the base of ground floor walls

  • “Tide marks” or staining typically up to 1m high

  • Decayed or crumbling skirting boards and plaster

  • Salt deposits (white crystalline powder) left on wall surfaces

  • Paint and wallpaper blistering at low level

Signs & Symptoms

True rising damp is relatively rare, but when present it may result from:

  • Missing or defective damp proof course (DPC)

  • Bridged DPCs (e.g., high external ground levels or blocked cavities)

  • Saturated walls due to poor drainage

  • Porous or defective masonry allowing moisture to wick upwards

More often, problems that look like rising damp turn out to be:

  • Penetrating damp at low level

  • Condensation forming on cold surfaces

  • Salt contamination in old plaster retaining moisture

Common Causes We Find

How We Investigate

Diagnosing rising damp is a process of elimination.
We begin with a non-destructive survey and provide a clear report before any further investigations are carried out.

Stage 1 - Initial Damp Survey

Step 1 – Understand the Problem

We start by gathering background information:

  • When and where the damp appears

  • Weather conditions that trigger it

  • Any previous repair attempts

This helps us target our inspection efficiently.

Step 2 – Initial Non-Destructive Inspection

We carry out a detailed internal and external inspection using:

  • Moisture readings to track damp movement

  • Visual checks of walls, floors, external areas and rainwater goods

  • Thermal imaging where conditions allow

This first visit causes no damage — we use only existing access points such as loft hatches and ladders.

Step 3 – Report & Recommendations

We issue a clear, independent PDF report with:

  • Photographs and moisture maps

  • Likely causes of the damp problem

  • Practical, prioritised repair advice

  • Recommended next steps if further testing is needed

This report gives you the information you need to take action — whether that’s instructing repairs or authorising further investigation.

Stage 2 - Optional Further Investigations

If the cause remains uncertain, we may recommend:

  • Calcium-carbide (Speedy) tests for quantitative moisture analysis

  • Salt analysis to distinguish between hygroscopic salts and active rising damp

  • Targeted opening-up around damp proof courses or floor junctions

Stage 2 is only undertaken if needed, and always agreed with you after the Stage 1 report.
