Damp Surveys in Milton Keynes and Surrounding Areas

At Durndell Damp Surveys, we provide independent damp investigations in and around Milton Keynes.

How We Work

Finding and resolving damp problems properly isn’t about quick fixes or guesswork.
Our two-stage process is designed to diagnose the true cause of damp, giving you clear answers and a plan to stop it coming back.

Stage 1 – Initial Damp Survey (from £395 per issue) - BOOK HERE

Our process starts with a detailed on-site inspection of the affected area.
We look at how the property is built, how moisture may be entering or forming, and how factors like heating, ventilation, and drainage might be contributing.

This stage includes:

  • Visual inspection of the affected area

  • Moisture readings and thermal imaging

  • Assessment of building structure and surrounding conditions

The £395 fee covers one damp problem in one area of the property.
If there are multiple unrelated issues, each will be treated as a separate survey.

This first stage is non-destructive — no drilling, salt testing, or invasive work will be carried out at this stage.

Stage 2 – Optional Tests & Typical Costs

In many cases, the initial non-destructive survey will give us a strong indication of the likely causes of damp.
However, to fully confirm the diagnosis and ensure the issue is resolved properly, a second stage of testing is usually recommended.

Stage 2 involves targeted, specialist tests designed to back up our findings and rule out other possible causes.
We will always explain exactly why a test is needed and confirm the costs with you before any work takes place.

Below is a guide to the most common Stage 2 tests, along with typical starting prices.
This will help you understand the potential costs and what’s included in each option:

Test Purpose Includes Typical Cost
Salt Analysis Distinguishes rising/penetrating damp and other moisture sources. Up to 2 sample locations (extra locations +£75 each). from £195
Invasive Moisture Profiling Depth readings via small drill holes to map moisture profiles. Up to 4 drill holes in 1 area. Additional areas quoted. from £245
Environmental Monitoring Confirms condensation risks over time (T/RH logging). 1 monitor installed for up to 4 weeks. Extra visits quoted. from £225 / month
Borescope Inspection Views cavities/voids with minimal opening-up. Up to 2 access holes (extra holes +£50 each). from £175
Floor / Timber Lift Inspection Checks sub-floor moisture/timber decay where hidden. Client to arrange lifting & making-good by a contractor. TBC after Stage 1
Leak Tracing Locates hidden roof/pipe leaks (thermal / tracer dye etc.). Scope highly variable (access, flat roofs, insulation, finishes). TBC after Stage 1
Drone / High-Level Roof Survey Inspects inaccessible roof areas, gutters and details. Requires licensed operator; weather & location dependent. TBC after Stage 1

Important: Stage 2 testing is optional and only recommended where needed. Many damp issues are diagnosed during the initial non-destructive survey. Where tests are proposed, you’ll receive a written quotation before any work proceeds.

For works requiring opening-up (e.g., floor lifting), the client arranges a contractor to lift and reinstate; we attend to inspect once accessible.
