We begin with a non-destructive Stage 1 survey, carrying out a visual inspection inside and outside the building, checking roof coverings, flashings, gutters, and downpipes, and recording moisture readings. A clear written report with photographs is provided before any further investigations are carried out.

Where the source of water ingress is not immediately clear, we may then recommend Stage 2 advanced diagnostics such as tracer dye, controlled water testing, or small opening-up works. These are only undertaken if required and always agreed with you in advance.

Stage 1 - Initial Damp Survey

Step 1 – Understand the Problem

We start by gathering background information:

  • Gather background on when and how leaks occur (e.g. heavy rain, wind-driven rain).

  • Review history of past repairs or attempted fixes.

    This helps us target our inspection efficiently.

Step 2 – Initial Non-Destructive Inspection

We carry out a detailed internal and external inspection using:

  • Moisture profiling

  • Infrared thermography (where conditions allow)

  • Humidity and temperature checks

  • Visual assessment of roof coverings, flashings, gutters, and downpipes

This first visit causes no damage — we use only existing access points such as loft hatches, ladders, and safe visual checks from ground level or accessible roof areas.

Step 3 – Report & Recommendations

Following the inspection, we provide a clear written report including:

  • Photographs of key findings

  • Diagnosis of the likely cause(s) of water ingress

  • Practical, proportionate recommendations for repair

This report is issued before any further investigations are carried out, giving you clear guidance and independent evidence to proceed with confidence.

Stage 2 - Optional Further Investigations

If the source of water ingress cannot be confirmed at Stage 1, we may recommend advanced diagnostic tests, such as:

  • Tracer dye testing to track water paths

  • Controlled hose or water testing in specific areas

  • Localised opening-up works to inspect concealed roof details

These investigations are only carried out if necessary and are always agreed with you in advance.
